How do you share house tasks and expenses with a roommate?
Q. I don't what to feel like I'm married to someone when living with a roommate. Based on experience, how do you share a house with someone who is not your partner, i.e. cooking, food purchase, bills, etc. The place is mine, and having a roommate might make expenses easier to deal with.

can a student advertise for house share of property they rent?
Q. I know some students who rent a house from agency. They then advertise to get some tenants to share the house. To agency, only their names known. Because they are students, they get easier on tax. What about tenants who come and not students? Is it illegal?

A. There is NOTHING wrong at all with them taking in extra tenants. This is the common practice in almost all house shares. Do you know how many house shares there are in London which do this? There are *loads*. Unless the landlord or the agency has expressly said that they may not do this, then they are fine to go ahead and do it. However, you are correct with regards to the implications for council tax. Students are exempt, but if there are people residing in the house who are not students then they should be paying council tax. What the tenants need to do is to contact the local council and let them know that the house is occupied by non-students, and the council will tell them how much they need to pay. what happens when a co tenant leaves the share house?
Q. assuming he gives a one month notice to the agent and other tenant, and forgoes his bond in a periodic tenancy. without transfer of tenant form completed succesfully, what could happen? lets say, worst case scenario, rent arrears. besides eviction, what else can happen?

A. This will depend on the tenancy agreement and country - laws in Scotland are slightly different from England. For England the contract (shorthold agreement) would normally be for a fixed term. I am assuming both tenants have signed this contract. If one leaves then there would have to be a supplementary agreement signed by all contracted parties to remove and liabilities or obligations of the departing tenant. The remaining tenant would then assume all responsibilities under the contract terms. Alternatively, and what i would suggest, is a new contract is set up with the remaining tenant - if everyone is in agreement with this approach. Good luck.
